STAGING FREQUENTLY ASKED QUESTIONS
1. What makes us DIFFERENT from other stagers?
We SPECIALIZE in eliciting Emotional Connections (as opposed to just talking about it) from buyers that lead to fast sales and top dollar. Unfortunately, in an effort to appeal to the mass market, some stagers tend to strip the house of its charm and emotional appeal. The end result is a house that looks and feels like a hotel. This is not our style or philosophy. Our philosophy is “if it doesn’t feel like home, buyers aren’t going to buy”! Unless you are an investor, most people buy their homes based on their emotions. Therefore, our focus revolves around getting the sellers house to feel like home to the buyer and stimulating an Emotional Connection to buy!
2. How do Realtors and Sellers benefit from working with us?
It’s a Win/Win Relationship because the “seller” receives top dollar for their home, the “realtor” earns more in commission and we are compensated for our time, talent and treasure. The net result is a happy relationship that leads to satisfied clients and future referrals.
3. How much do you charge to stage a home?
Staging fees vary depending on the size of the property and the scope of the project (see Services). However, the cost of staging doesn’t cost a penny! STAGING your home is an INVESTMENT. In a 2003 HomeGain Survey of over 2000 realtors it was discovered that sellers who spent up to $1000 staging their home recovered almost 200% of the cost in the sale of their house.
4. This is a SELLER’S MARKET; in a robust market like this, why do I need to stage my home?
When selling a house, regardless of the market, the goal of the realtor and seller is to maximize the sales price for the home within the fastest time frame. Simply selling a house does not mean that you have accomplished this goal. The U.S. Housing and Urban Development reports that a staged house sells, on average, 17% higher than a non-staged house.
5. This is a BUYER’S MARKET, why should I spend money staging my home when buyers keep “low balling”
my asking price?
In a Buyer’s Market it is imperative to differentiate your house from the clutter. A professionally staged home, helps your house rise to the top of the inventory pile and potentially command multiple offers. This NATURALLY drives the sales price of your house up. Studies show that the longer your home stays on the market the lower your selling price will be -- Home Staging Resource. Which would you rather… lowering the “asking price” or “multiple offers”, driving the price of your house up?
6. I am a “hands-on” person why can’t I stage my own home with the help of my realtor?
There are FOUR components that go into staging a home successfully:
time, energy, expertise and objectivity. Realtors are very busy people, with limited time. Wouldn’t you rather have your realtor focus on what he/she does best? Sell your home! Yes, you can stage you own home, unfortunately, most sellers’ lack the objectivity needed to successfully stage their house because they are EMOTIONALLY ATTACHED to their decorating style and home.
This is probably one of your biggest assets in your portfolio, why short change yourself? We are professionally trained and certified home stagers. We are the experts. Home staging is what we do best! Let us help you sell your house fast, for top dollar!
7. I have been told that vacant homes sell faster because they appear more spacious. Is this true?
No! According to Home Staging Resource, only 10% of homebuyers can visualize the potential of a home. That’s why staging a home is critical! You don’t want the benefits of your beautiful home left up to the buyer’s imagination.
